    Building contractor licence number. The best place to start is with the basics, so make sure your builder is properly licensed before you go any further.

    Insurance. It might be the last thing you want to think about when your head is filled with visions and grand plans for your new home, but don’t overlook this vital requirement. At least $10 million of public liability cover is a must, while construction insurance policies can be taken out annually or for each individual job. Home warranty insurance is also a legal necessity before any work begins.

    References. A previous job speaks volumes about the quality of a builder, so ask for references and addresses from past projects the builder has worked on. Check them out and, if possible, ask previous clients if the job was finished on time and on budget, if there was effective communication with the builder at every stage of the process and, most importantly, if they were satisfied with the end result.

    Experience. How long has the builder been building in the area? Consider how many homes they have built and the experience they have under their belt.

    Expertise. What is the builder’s area of expertise? Depending on the nature of your build, you may need to choose a builder with a specific area of expertise or specialist experience.

    Communication. You and your builder will need to work in partnership for several weeks or months, so it’s important you’re able to get in touch easily and communicate without any hassle.
